🏠 US New Home Sales Surge 20.5% as Builders Offer Aggressive Incentives
New home sales jumped to 800,000 units (seasonally adjusted annual rate) in August 2025, representing a 20.5% increase from July's 664,000 units, according to HUD and Census Bureau data. The gain reflects builders' strategic use of incentives to stimulate demand, with the average sales price rising 11.7% to $534,100.
However, the inventory of new homes for sale represents 7.4 months of supply at current sales rates, indicating continued market challenges despite the monthly improvement.
🏗️ Canadian Housing Starts Show Mixed Regional Performance
Canadian housing starts were up 10% year-over-year in centres with populations over 10,000, reaching 18,408 units in August 2025 compared to 16,775 units in August 2024, according to CMHC data. Montréal posted a 32% YOY increase driven by multi-unit starts, while Vancouver saw a 46% increase.
It’s important to note that the seasonally adjusted annual rate declined 16% month-over-month to 245,791 units as builders navigate economic uncertainty.
💰 Builder Price Cuts Hit Post-COVID High as Market Softens
NAHB data shows 39% of builders cut prices in September 2025, the highest percentage since the pandemic began, with average reductions of 5%. Meanwhile, 65% of builders are offering sales incentives, with mortgage rate buydowns and closing cost assistance being the most popular strategies.
Builder confidence remained unchanged at 32% in September, reflecting continued challenges from elevated mortgage rates and soft buyer traffic.
📊 Mortgage Rates Drop to Lowest Level Since October 2024
The 30-year fixed mortgage rate averaged 6.35% in late September 2025, down 23 basis points over four weeks according to Freddie Mac data. This represents the lowest level since mid-October 2024 and has helped push builder sales expectations to a six-month high of 45 points, despite overall confidence remaining at historically low levels.
NAHB economists expect the Federal Reserve to continue cutting rates, which should help reduce construction financing costs.
