Zonda's Q3 New Home Lot Supply Index (LSI) reveals mixed trends in lot availability. While lot supply remains critically undersupplied nationally, there are signs of improvement. The LSI recorded a 1.8% quarter-over-quarter increase but a 9.7% year-over-year decline, with 18 of 30 tracked markets showing quarter-over-quarter loosening.

Upcoming lot supply showed promise, rising 17.4% year-over-year, driven by increased activity in roadwork and excavation. These trends indicate potential for growth in single-family housing starts by 2025, supported by larger builders’ confidence in expanding community counts.

Real Estate Market Update 📈

Canadian Market:
The latest data from the Canadian Real Estate Association (CREA) is showing the actual (not seasonally adjusted) national average sale price was $696,166 in October, up 6% on a year-over-year basis. National home sales also jumped a noticeable 7.7% month-over-month.

There was a big interest rate cut of 50 basis points the last week of October, but this increase in home sales looks to be related to the surge in new listings from September. According to Shaun Cathcart, CREAs’s Senior Economist, these October numbers are “a sort of preview for what we might expect to see next year” when supply increases again in the spring.
