US Market:
According to NAR, existing-home sales increased 2.0% month-over-month in July 2025 to a seasonally adjusted rate of 4.01 million. NAR Chief Economist Lawrence Yun noted that "The ever-so-slight improvement in housing affordability is inching up home sales. Wage growth is now comfortably outpacing home price growth, and buyers have more choices."
Canadian Market:
In Canada, CREA reported that home sales climbed 3.8% month-over-month in July 2025, marking the fourth consecutive monthly increase. Transactions are now up a cumulative 11.2% since March, with the Greater Toronto Area leading the recovery, rebounding 35.5% since March. CREA Senior Economist Shaun Cathcart observed that "the long-anticipated post-inflation crisis pickup in housing seems to have finally arrived."
