As demand for new homes continues and markets in the Sunshine State continue to overperform, builders are making big moves by securing more land for future developments. 

📉 Single-Family Starts Dip Slightly in June
In June, single-family housing starts declined by 2.2% to a seasonally adjusted annual rate of 980,000 units due to high interest rates. But YTD single-family starts are up 16.1% and multifamily starts rose by 19.6%. Overall housing starts increased by 3.0%.

To address the housing supply shortage, this New Jersey home builder is developing duplexes on single lots despite challenges in securing zoning approvals. This project, involving a settlement with Rumson and the Fair Share Housing Center, has resulted in 18 new market-rate homes.

Real Estate Market Update 📈

US Market:
The median single-family home price in the U.S. reached a record high of $426,900 in June for the second straight month. This is a YOY increase of 4.1% and prices are up almost $50,000 since January. As demand for new housing continues, higher home prices look to continue for the rest of the year.

Canadian Market:
The Canadian housing market is starting to see some increased sales activity following the Bank of Canada’s interest rate cut. According to the latest data from CREA, national home sales climbed 3.7% month-over-month in June and the number of newly listed properties was up 1.5%. It’s good to see increases in the slower summer season and future rate cuts are expected.

“The second half of 2024 is widely expected to see the beginnings of a slow and gradual return of buyers into the housing market,” said James Mabey, Chair of CREA.
