Despite higher interest rates, new home sales rose in March due to a limited inventory of existing homes. Sales of new single-family homes in March rose 8.8% month over month; compared to last year, there was an equally impressive 8.3% gain.

Real Estate Market Update 📈

US Market:
The average price for a single-family home in the U.S. rose by 4.8% year-over-year to $393,500 in March. This is three straight months of noticeable increases after home prices bottomed out at 397,000 in January. This trend looks to follow again next month as the spring selling season is underway and low inventory levels will inch prices higher.

Canadian Market:
The latest data from CREA shows that the actual (not seasonally adjusted) national average home price was $698,530 in March, which is up 2% from March 2023. National home sales were up a slight 0.5% month-over-month in March. April data should show more of a response to the spring market as the number of new listings increases.
